​The Pasadena Friendship Community Development Corporation (PFCDC) held its Ribbon Cutting ceremony at 626 Prospect Avenue, South Pasadena, on Thursday, November 13th to commemorate the project's completion. 

This newly renovated 12-unit affordable-income community represents a pioneering development for the City of South Pasadena. Following the acquisition of the property from Caltrans in March 2024, PFCDC invested more than $1.3 million in renovations of the property. 

This renovated community offers four (4) two-bedroom, one-bath units and eight (8) one-bedroom, one-bath units. 

HUD and Los Angeles County Affordable-income limits will apply to prospective tenants. 

 “We are beyond excited to have reached this milestone moment! All of the incredible work that our team has done has paid off in such a great way, and our partnership with the City of South Pasadena is a testimony of both faith and goodwill,” said Pastor Lucious W. Smith, Senior Pastor at Friendship Pasadena Church and President with the Pasadena Friendship Community Development Corporation.

Renovation Progress

Planting the Meditation Garden

 Hythe Realty, Inc of Pasadena sponsored the inspirational Meditation Garden at Friendship Terrace in South Pasadena. Friendship Terrace is an affordable-income 12-unit apartment building represents the first affordable housing community in South Pasadena. 

 Hythe Realty collaborated with the non-profit owner, Friendship Pasadena Community Development Corporation (FPCDC), who just recently completed an amazing renovation after purchasing it from Caltrans. 

Alex Buzi, of Hythe Realty realtors conceived the idea for the meditation garden. They wanted a place where the tenants could relax, meditate and enjoy the daylight of the day. Hythe Realty, FPCDC Board Members, and members of the Men of Valor from Friendship Pasadena Church all made it happen.
